The best looking game and one that is still in development is PCars. Project C.A.R.S as it's also known...
It's a weird one as it's only made and developed by the community and the more you pay in to the game, the more say you have about the way it's developed.
It's only in SP at the moment.. but in a year or two, It could be the biggest and best one out there..

This is an old Pre-Alpha build... So it's a lot further on now and looks a lot lot better...
Only issue with C.A.R.S is that it's a game that you need a decent machine to run it on basic settings.. If you have a machine to max it out.. Then wow.. It looks stunning.
Iracing has been my sim of choice for a little over 2 years. Its current tire model for the oval cars are very nice. The only thing it lacks is when you go over the edge and get sideways the tires are so stiff that you cant really drift, you either spin or overcorrect. They are working that out though, 95% of the time you dont drive sideways, and for that 95% it drives really good. Expensive but good. The community is prettty good in general, and the way they keep releasing new content and work on the physics every 13 weeks is really nice. When you get high enough though it seems im doing practicing than racing. Practicing can get boring but its neccesary if you get high enough, otherwise just hop in a race and have fun
i used to play rfactor but not often, perhaps once a week because of league commitments. i was never any good at the driving aspect. i have never tried iracing as the prices were awful. when rfactor 2 comes i may play that.
I recently got my friend on iracing, there is a sweet deal from cadilac that give you the base content and some extra road course track and 3 months of free membership. Its great to see if you like it, just pick up a cheap wheel and go

ive been iracing for a year now...been racing online for over 8 years now...iracing is good...but a money pit in that u pay to play and buy the content....but otherwise if u have fun ppl to race with its fun....
I've tried iRacing but unfortunately I just don't care for it-- too hardcore for my liking. I'm more of a casual racer that enjoys Forza and GRID and what not. I'm waiting for rFactor 2 to gain some steam before I consider it-- granted iRacing has an AMAZING online experience and community with some great prizes, but it's just not for me. But yes, as the other person on this thread stated: if you're a first time racer you can use the code from winning an iGP league! Good luck.

rFactor2 sux from what I've seen. It's no better than the original in graphics or phisics.
iRacing is constantly improving it graphics and physics almost on a weekly basis.
I wrote that over a year ago.. Assetto Corsa is by far and away the best of the lot... I also didn't know that P.Cars was going to be Arcady and not sim. =(
Assetto is awesome.. to the point of, if you bump your car and lose bits (even down to winglets.) if changes the whole balance of the car. Physics are superb and they work on it quite a bit.
